Opening up a Victorian terrace

A knock-through can change how a house lives in a single afternoon. Getting there safely takes longer than that, and it starts well before a wall comes down.

People ask whether a wall can come down as if the answer is a shrug and a sledgehammer. It rarely is. Every wall in a Victorian terrace is either carrying something or it isn't, and you can't tell which just by standing in the room and looking at it.

Most of what falls under internal remodelling — knocking through, moving a wall, opening the back of a kitchen, taking out a chimney breast — comes down to finding out which one it is, then doing the work properly enough that nobody has to think about it again. This is what that actually involves.

What's really carrying the weight

A standard Victorian terrace has a chimney breast in every room, front and back, stacked floor on floor. The stack at roof level sits on all of them. Take one away without supporting what's above it properly, and the wall above stays up on hope rather than structure. We've written before about what we find when we open up a terrace that's had this done badly in the past — a breast removed decades ago and left resting on nothing sturdier than the plaster ceiling below it, or a length of timber, or a brick corbelled out sideways. It holds, until it doesn't.

What about removing chimney breasts?

Common, doable, and needs proper support. We install a gallows bracket or a steel supporting the breast above the floor being removed. Then plaster and finish. The chimney above doesn't come down with the breast.

The same logic applies to any wall we're asked to take out, chimney breast or not: find the load path first, support it properly, then remove the wall. Not the other way round.

Engineered before the hammer

Nothing structural happens on one of our sites without a calculation behind it. We work with structural engineers we trust, get the drawings done early, and order the steel to spec before a single brick comes out — not after, when the programme is already waiting on it.

Do I need an architect?

For a single knock-through, often not — a good structural engineer and a builder who can read drawings are usually enough. For anything more complex (new layouts, internal stairs, opening up to multiple rooms) you probably want an architect or designer to draw it properly.

Propped, then plumb

Temporary works aren't a footnote to the job; they're what keeps the house standing and everyone on site safe while the permanent structure goes in. We prop with the right equipment, in the right places, and don't make a cut until we've walked the sequence through with the engineer first.

Once the new steel is in, how it's finished is a choice, not an afterthought. A bare RSJ across the ceiling reads as an industrial feature if that's the look you want in an open-plan room. If it isn't, we frame around it and plaster it flush so it disappears into the ceiling line. Either way, the steel goes in structural first. What it looks like afterwards is a separate decision, made on purpose rather than by default.

Victorian houses are also rarely as square as they look, whatever they were on the day they were built. A new opening has to sit straight and level in a wall that usually isn't. We pack and shim the steel until it's plumb, so the plaster line reads level regardless of what the rest of the house is doing.

What building control is actually checking

A reconfiguration like this needs sign-off from building control as well as from the engineer, and that timeline is worth building into the programme from day one, not discovering halfway through.

How long does building control take?

In Walthamstow and most of the surrounding boroughs, six to ten weeks from submission to first inspection date, longer for complex jobs. We submit at the consultation stage so it doesn't hold up the build.

Can you do this in a Conservation Area?

Internal works generally don't need planning consent, even in a Conservation Area. We will check at the consultation. Listed buildings are different and need Listed Building Consent for most internal changes. Floors made good

Removing a wall leaves a strip of floor with nothing under it, which is a smaller problem than it looks and an easy one to get wrong if it's rushed. We match the flooring through rather than patch around the gap — board for board where the existing floor allows it, joist replacement where it's needed, boards stitched in so the join doesn't read as a join. On Devonshire House, the herringbone parquet runs unbroken from the hallway straight through into the living room — the kind of continuity that only happens when the floor has been thought about as one run, not patched room by room after the fact.

What it costs, and how long it takes

On its own, a single reconfiguration — one wall, one steel, the making good that follows — usually runs three to six weeks. As part of a wider renovation it takes longer, but the structural stage itself doesn't change: engineer, calculation, steel, building control, in that order. Internal remodelling commonly costs between £25,000 and £70,000, depending on how much structure moves and how much reinstatement follows it — new flooring, replastering, rewiring where the walls are already open. Finished means signed off

A reconfiguration isn't finished when the steel's in and the plaster's dry. It's finished when building control has signed it off and the certificate is in your hand, the same standard we hold every other part of a project to. Good snagging closes out the work you can see. A building control certificate closes out the part you can't — the part that's actually holding the house up. Both matter. Only one of them shows.
